Suite Inspection Report

Always fill out a condition inspection report both when you move in and when you move out of your suite.  It's very similar to doing a walk around when you rent a car.  The landlord should be present on both occasions and should sign off on the report.  This piece of paper will save your bacon when it comes to getting your damage deposit back. Keep a witness handy whenever you communicate with the landlord.  If the landlord refuses to sign the condition inspection report or refuses to accompany you on the walk around you can successfully win back your damage deposit through arbitration.  The more evidence you have the more likely the arbitrator will side with your case.  You can pick up a copy of the Condition Inspection Report online at the Residential Tenancy Office.
